Brand new housing estates launching between now and November

A new homes season that is expected to see a large number of launches between now and November at least in the Dublin and surrounding commuter belt is due to begin this weekend.

This weekend sees three brand-new developments launching, bringing both starter and trade-up units to the market.

Somerton in Lucan will appeal to those already in the area who are looking to upgrade to a larger, higher spec family home.

This new development also comes from Castlethorn, who have to date built more than 1,000 units in the area.

It brings three-, four- and five-bedroom units to the market, with three-bed mid-terraced units from €320,000, all the way up to five-bedroom detached units from €575,000.

Phase one includes 25 units and in total the scheme will bring 246 units to the market.

 

Clay Farm in Leopardstown is eventually likely to include more than one thousand units, is the sort of large-scale project that is a much needed answer to the continuing dearth of homes on the market.

The development is expected to appeal to the middle market – affluent professionals who in many cases are moving from apartments they own, and have either sold or are now becoming landlords.

Rathborne Park in Ashtown also launches this weekend. With prices from €320,000. Consisting of three- and four-bedroom houses, located close to Ashtown railway station, Rathborne Park is a five minute walk from the village.

Currently there are six house types available, mid- and end-of-terrace three-bedroom units, and semi-detached three-bedroom units, from 103sqm to 116sqm, and detached four-bedroom units, 129sqm. Three-beds are priced from €320,000, four-beds from €410,000.

Landsdowne Place, Ballsbridge brings a number of large, high spec apartments and penthouses to the market.

There are 23 units in total, some with views of Lansdowne Road. The Blake, a standalone pavilion-style building, is one of seven the development will eventually include.

This latest phase includes 20 apartments ranging in price from €825,000- €2.1m, and in size from approx 65sqm-204sqm. Features include private terraces, dual aspect, and ground level duplex units. There are also three penthouses with prices starting at €2.15m, from approx 141-350sqm.

 

Oaktree, Tullyroad, Kildare Town will open the third phase 3 of the development by Grandbrind with the first two phases  having successfully sold out.

In total, the scheme will include 163 units encompassing 129 three-bed units, a mixture of semi-detached and detached, and 34 four-bed units, a mixture of semi-detached and detached.

Show houses are on view this weekend, with the launch of approximately 14 units, three bedrooms from 110sqm, from €262,500.

Phase 2 of this large restoration and new build project at Clancy Quay features 163 units ready to hit the rental-starved market. The latest phase adds to the 423 existing units at the historic Clancy Barracks site on the banks of the Liffey developed by global giant Kennedy Wilson and comprises one, two, and three bed apartments and one, two  and three bed houses, some converted from former army barracks and stables.

Monthly rents range from €1,750 for one-bed apartments to €2,650-€3,000 for three-bed houses.
